Ward E Councilman James Solomon will be meeting with the community on Monday evening to discuss proposed amendments to the Merseles Redevelopment Plan, which covers the large empty area from 2nd to 3rd Streets just east of Merseles, across from PS 5 and Mary Benson Park.
The developer is seeking to build beyond the limitations of the RDP, asking for extra height and density. The proposal is for 5 stories, 69 apartments and 45 parking spaces, which is 1 story and 22 apartments more than is currently allowed, and a parking ratio of .7 cars per apartment instead of 1 per apartment.
As a community benefit, the developer will make 3 apartments affordable housing, and will give $1.1 million to the JCRA to be used toward solving flooding issues at Mary Benson Park.
Because it is an RDP, any changes to the height, density and parking requirements have to be approved by the City Council.
